The project owner seeks to raise working capital by pledging a residential house owned by him in Palanga (Vilimiškės kel. 125 / Hipodromo g. 3). The property is 100% completed, fully finished, and suitable for living without additional investment. The property is located in the city of Palanga – one of the most liquid resort markets in Lithuania. The distance to the sea is approximately 1.2 km, allowing easy access on foot, which contributes to the property’s liquidity and market value.

The raised funds will be used for the development of the company’s ongoing real estate projects.One of the projects under development is a residential housing project on Lygioji Street in Palanga.

The company is developing several real estate projects and has been operating in the market since 2010. During this period, it has developed 8 residential projects with a total area of approximately 3 200 m². The business is profitable, generates stable revenue, and financial indicators demonstrate the ability to meet financial obligations. Although rising construction costs have affected profitability in recent periods, the company maintains positive operating results and continues to expand its operations.

Additionally, part of the raised funds (80 000 EUR) will be used to refinance an existing PROFITUS loan.

Loan information:
Interest payments are expected to be made from the company’s working capital or proceeds from sold development projects. The loan will be repaid from the sales revenues of currently developed projects.

Maximum project financing amount: 330 000 EUR.

The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not collected.

Early return rules

*Note: The project owner may repay part or all of the loan before the specified deadline, but the total interest paid must be at least 3 months. Except in cases where the project duration is shorter than 3 months.

The property is located approximately 2.5 km south of Palanga city center and about 1.5 km east of the Baltic Sea. The neighborhood is situated in a quiet area, away from heavy traffic and tourist crowds during the season. The neighborhood is predominantly composed of detached and semi-detached houses and other undeveloped land plots. Access to the property is via paved city streets. The engineering infrastructure is well developed. In terms of transportation, the property is located in an attractive location - public transport connections with other parts of the city are good - a city bus runs along Klaipeda highway, and access by private transport is very good.

Securities

As a security measure to protect the interests of investors, the following assets are pledged:

  • A residential house with a total area of 148.14 sq. m, located at Vilimiškės kel. 125, Palanga (the asset is owned by a natural person);
  • A part of a land plot (0.2131 ha out of a total area of 0.6205 ha), located at Hipodromo g. 3, Palanga (the asset is owned by a natural person).

When investing in this Project, funds invested during the second and subsequent financing stages will be repaid to Investors only after settlements have been made with Investors from earlier financing stages. This condition does not affect the priority rights of the Investor to the Collateral, nor the overall ratio between the Collateral and the total Investment amount. This condition is also not applicable in the event of termination of the Loan Agreement.
