About Urban Deal
What it is
Urban Deal is a small Italian platform, based in Milan, where you lend money to Italian property development projects from €250. It is run by URBAN DEAL S.r.l., set up in 2023, and authorised by CONSOB under the EU crowdfunding rules since September 2024. It has had few deals so far: its home page shows four operations, €0.5 million financed and nothing yet repaid. These figures have not changed since August 2026 (read 30 October 2026).
How it works
You lend to a specific property project for a fixed rate and get your capital and interest back when the operation ends. The rate depends on how much you put in, not on the project's risk: three categories (Guest from €250, Owner from €1,500, Builder from €5,000) with eight amount tiers. The rates for each tier are shown only as images. Projects are checked in four steps, including a credit report from CRIF, Italy's main credit bureau, and review by an external committee. Open offers are visible after sign-up and profiling.
Returns
Urban Deal advertises fixed returns of 8% to 12% a year (read October 2026); the fine print says these are forecasts. Small investors should expect the lower end, because the rate rises with the amount invested. No realised return exists yet, because no loan has been repaid.
Losses and defaults
The home page shows a default rate of 0%, but it sits next to a counter showing €0 repaid on four loans. No loan has yet reached the point where it could fail, so the 0% tells you nothing about how the loans will perform. The default-rate disclosure required by EU rules is published only as an image, without readable definitions. No late-loan or recovery figures are published.
What secures your money
Urban Deal says every project is covered either by homes already sold before the loan starts (it says about 30% of sales are already done) or by an insurance policy covering 20% to 40% of the money invested; a second company website says up to 30%. The insurer and the policy terms are not published, and no details of any mortgage or other security are public. The platform's own legal notice says your capital is not guaranteed by anyone in any way. For you this means that the protection described is partial and cannot be checked before you invest.
Who runs it and its licence
The operator is URBAN DEAL S.r.l., VAT number 13170590965, Via Cosimo del Fante 21, 20122 Milan, with €52,780 of paid-in share capital. CONSOB, Italy's securities regulator, authorised it as a crowdfunding service provider for loans by resolution no. 23247 of 18 September 2024; the Bank of Italy is also responsible for the lending side. No manager or director is named on the site. In August 2026 the company's second website showed a placeholder VAT number and a wrong address.
Fees
Investors pay no commissions. How the platform earns its money (for example a fee charged to the developer) is not published.
Getting your money out
There is no secondary market. Your money comes back when the project's operation ends, and the loan terms are not published on the public pages, so you cannot tell in advance how long it will be tied up.
Our view
Return: Very High — 8% to 12% a year advertised, with nothing yet repaid. Risk: Low (higher means more risk) — the platform reports no defaults and says pre-sales or insurance cover each loan, but with only four loans and none repaid, the 0% cannot be checked, and no managers are named. Risk-return: Low — the high rate is only a forecast on a very young, untested platform.
Regulation
License / Regulation: CONSOB (Italy), crowdfunding service provider for loans under Regulation (EU) 2020/1503, resolution no. 23247 of 18 September 2024; the Bank of Italy is co-competent for lending. Seen in CONSOB's published resolution in August 2026; the register could not be reopened in October 2026.
Functionality
For Investors
Useful Information
Yes. CONSOB authorised URBAN DEAL S.r.l. as a crowdfunding service provider for loans under the EU crowdfunding rules, by resolution no. 23247 of 18 September 2024.
Payments go through TPPay, a payment service provider; Urban Deal is registered as TPPay's payment agent (OAM no. SP5466).
€250. Larger amounts (from €1,500 and from €5,000) earn a higher rate on the same project.
Urban Deal advertises 8% to 12% a year fixed. No loan has been repaid yet, so there is no realised return and the 0% default rate shown carries no information. The platform has funded four operations worth €0.5 million (unchanged since August 2026).
Urban Deal says each project is covered either by homes already sold before the loan starts or by an insurance policy covering 20% to 40% of the money invested. The insurer, policy terms and any mortgage details are not published, and the legal notice says your capital is not guaranteed.
No. There is no secondary market; your money comes back when the project's operation ends. Loan terms are not published on the public pages.
None: Urban Deal charges investors no commissions.
Urban Deal pays a higher rate for larger amounts across eight tiers from €250 to €50,000 and above, so a small investor earns less than a large one on the same project at the same risk.
If a developer fails, you rely on the pre-sales or the partial insurance described for that project, whose terms are not public, and you may lose part of your money. No compensation scheme covers crowdfunding loans.
