Hello, and thank you for having me! Padure Manor is a stunning example of classicist architecture in Latvia, built around 1840 by Scottish merchant John Lewis Balfour. The manor is located in the picturesque village of Padure, just 6 km from the charming town of Kuldiga and 50 km from the lively city of Ventspils. The manor has preserved many original features, including windows, doors, stoves, and even wall paintings in every room, making it truly unique. The manor is 940 square meters large and has 36 rooms.  The Manor Park features a 180-year-old linden alley and a romantic flower vase. 

That sounds amazing, what is your business model, and who are your target customers? 

Our business model valorizes historical heritage through tourism development. Currently, we offer spaces for various events, such as weddings, birthdays, and other celebrations. Our target audience includes people who appreciate history, culture, and natural beauty. After renovation, we plan to expand our offering to exclusive culinary masterclasses where guests will learn to make food from ancient recipes from old cookbooks.  After learning they can spend time in real historical interiors and travel Kurzeme.  It will give our guests unforgettable memories and expertise.  It will create improved accommodation options and a wider range of events. Our main clients for master classes will be guests from Germany and other countries.  For weddings, birthdays, and celebrations mostly local clients

Let’s talk about money, please tell us more about the current result and what you plan to achieve. 

Currently, our income comes from hosting events and tourist visits. Currently, our annual revenue stands at €40,000, with an occupancy rate of about 30%. We project that by 2025, our revenue will increase to €200,000. If we successfully secure the necessary investments, we plan to start paying dividends to our investors by 2027. The current valuation of the manor is €450,000. However, there are scenarios where we might face challenges in securing additional funding, which could slow down our development. The valuation and the pricing for the equity offering were determined by specialists from CrowdedHero. Certified appraisers have assessed the property's value, and we will increase its value by at least 3 time  after the renovation is finished.
