ROIX – Pros & Cons
About ROIX
What it is
ROIX is a Lithuanian crowdfunding and co-investment platform for loans to businesses and property projects. It is run by UAB ROIX in Vilnius, holds a European crowdfunding licence from the Bank of Lithuania since 10 December 2024 and is built by the team behind Nter Asset Management, a Lithuanian private-debt fund manager. In August 2026 it financed its first project outside Lithuania, in Warsaw.
How it works
Companies apply for a loan, ROIX assesses the risk, and approved projects are published on the platform. You register, open an account with the e-money institution UAB BLUE EMI LT, and choose each loan yourself from €500. Recent loans run 14 to 24 months and pay a fixed rate. Projects are usually published to all investors at once; sometimes a group that meets set criteria, such as having invested at least €500 in the previous 12 months, gets early access.
Returns
ROIX publishes only advertised rates. Its FAQ says the annual return can range from 8% to 14% depending on risk, while its About page shows 7% to 12% as the potential return (both read 1 November 2026). The loans listed on 1 November 2026 pay 8% to 10% a year. No average or realised return, and no return after losses, has been published yet.
Losses and defaults
ROIX publishes no default rate, late-payment figure or loss figure (as of 1 November 2026). All funded projects on its project list are shown as 'Funded' with no late flag, but the platform has been lending only since its licence of December 2024, so there is little track record. A policy for handling defaults is published, without figures.
What secures your money
ROIX lends to Lithuanian companies, and part of the loans are backed by property. Project cards mark loans as property loans (several described as 'with real-estate collateral') or business loans, such as financing to buy a stake in a company. The general loan terms (25 March 2026) allow a mortgage on real estate, a pledge of movable assets, a surety or a promissory note; when a loan is secured by property, a maximum mortgage is registered and ROIX acts for all lenders as their representative. Which security a loan has is set out in its own documents, so check each project. There is no buyback, reserve fund or platform guarantee: the FAQ says ROIX does not guarantee that investors will not lose money. ROIX checks each borrower's reputation, reliability and finances and gives an internal grade (A or B+ on recent loans), and its founders say they co-invest in every project. No recoveries have been published, because no losses or defaults have been published at all.
Who runs it and its licence
UAB ROIX (company code 305328324, Naugarduko g. 3-401, Vilnius) holds a European crowdfunding service provider licence from the Bank of Lithuania, listed in the ESMA register as authorised on 10 December 2024. The founders, Benas Poderis and Mantas Skipitis, are board members of Nter Asset Management; the managing director, Gintaras Poderis, led a financial services centre at SEB bank for 15 years. The platform says all its staff invest. No compensation scheme covers the loans.
Fees
Investing is free: the fee schedule approved on 27 November 2025 shows €0 for registration, account administration, payment services and funding projects. Borrowers pay ROIX a success fee of 1% to 5% of the amount raised and a yearly administration fee of 0% to 1%; if a loan goes wrong, the borrower is charged 10% of the price of any asset sold and 5% of any debt collected. Uninvested money in your account earns no interest.
Getting your money out
You can move free cash to your own bank account at any time. Money in a loan comes back as the borrower repays it. The loan terms describe a bulletin board on which lenders can say they want to sell or buy loan claims, but the public pages do not show whether it is running, so plan to hold each loan until it ends.
Our view
Return: Very high — the platform advertises 8% to 14% a year, and listed loans pay 8% to 10%. Risk: High (higher means more risk) — no default or loss figures are published and the platform has lent only since December 2024. Risk-return: Low — only advertised rates exist, so how much investors really keep is not yet known.

€500 per project.
The FAQ advertises 8% to 14% a year and the About page 7% to 12%; loans listed on 1 November 2026 pay 8% to 10%. No realised return, default rate or loss figure has been published yet (November 2026).
It depends on the loan. Some are backed by a mortgage on property, which ROIX holds for all lenders as their representative; others are business loans, with security set out in each project. There is no buyback or platform guarantee.
Plan to hold each loan to the end (14 to 24 months on recent loans). The loan terms describe a bulletin board for selling loan claims, but the public pages do not show whether it is running.
None as an investor: the fee schedule of 27 November 2025 shows €0 for the account, payments and funding projects. Borrowers pay ROIX a success fee of 1% to 5% and up to 1% a year for administration.
The platform says interest can fall under the Lithuanian investment account regime, where the 15% income tax is paid only when money is taken out of the investment account. Check your own country's tax rules.
Your loans are claims on the borrowers, and cash is held at UAB BLUE EMI LT, not by ROIX. If a borrower fails, ROIX as the lenders' representative enforces the security under its published default policy; recovery can take time and no compensation scheme applies.
