About Civitae
What it is
Civitae is a Spanish real-estate crowdfunding platform based in Madrid. It is run by Civitae Crowdfunding, S.L.U., set up in April 2025, and has been licensed as an EU crowdfunding provider by Spain's securities regulator CNMV since 4 July 2025. There has been little activity so far: one funded project, a EUR 1.5 million residential development in Cerdanyola del Vallès, raised from a single investor (as of October 2026).
How it works
Instead of lending, you buy a share in the company that owns a specific Spanish housing development and take part in its profit when the homes are sold. The one funded project was planned to run about 36 months and pay its return as a gain at the end, while the home page also mentions quarterly payouts. The usual minimum is EUR 500. On 30 October 2026 no project was open: the only other listing, in Madrid, was marked as under review, and the platform says it may never be published.
Returns
Civitae shows an expected return of 15.8% a year (internal rate of return) over about 36 months. This is the target of the one funded project, not a result: no project has finished, no money has been paid back yet, and the statistics page shows 0% achieved on 0 repaid projects (October 2026).
Losses and defaults
The statistics page shows no capital lost and a 0% default rate (October 2026). These zeros say little: the only project is a share in a development, not a loan, and nothing has yet fallen due. Some counters on the page also contradict each other, such as 0 projects funded next to EUR 1.5 million raised.
What secures your money
Nothing secures your money. You own a share in the project company, not a loan backed by a mortgage, so if the development makes a loss or fails you can lose part or all of what you put in. The protections are those of the EU crowdfunding rules: Civitae may not hold your money itself, the money passes through a licensed payment provider, risks must be explained before you invest, and inexperienced investors must take a knowledge test and get a four-day period to change their mind. No information is published on valuations, on how projects are monitored, or on what say investors have in the project company.
Who runs it and its licence
Civitae Crowdfunding, S.L.U. (Madrid, tax number B21732425) is entry number 26 in the CNMV register of crowdfunding providers, registered on 4 July 2025. It has a single shareholder, who is not named. The board is chaired by Rafael Suñol, with Álvaro Guillén and Elena Jori as members.
Fees
Registering and browsing are free for investors. Any other costs are set out in each project's documents, which are shown only to registered users. Developers pay Civitae a commission of 5% to 7% of the amount raised, which is built into the funding target (as of August 2026).
Getting your money out
You get your money back only when the project is sold, after about 36 months for the one funded project. There is no secondary market to sell your share earlier.
Our view
Return: Very High. The target is 15.8% a year, but it is a target on one project, not a result. Risk: Low (higher means more risk). Nothing has been lost so far and the platform is licensed, but that rests on a single project that has not finished, and your share is not secured. Risk-return: Medium. A new platform with no losses yet is expected; there is not enough data to judge it fully.
Regulation
License / Regulation: CNMV (Spain), European crowdfunding service provider licence under Regulation (EU) 2020/1503, register number 26, registered 4 July 2025 (Civitae Crowdfunding, S.L., tax number B21732425). Civitae holds no payment, e-money or banking authorisation, so it may not hold investors' money itself.
