About BEEBONDS
What it is
BeeBonds is a Belgian crowdlending platform where you buy bonds of property developers and small and mid-sized companies. It is run by BeeBonds SRL in Brussels. On 1 November 2026 its home page showed 118 funded projects and more than €120 million lent, while the key-figures table on its risk page gave a total amount of projects of €40,420,600. The two totals do not match, and the default rate below is based on the smaller one.
How it works
You open an investor account, pass a knowledge and experience test and choose projects from €100. You either hold the issuer's bonds directly or lend through the platform's financing vehicle, BeeBonds Finance, which passes the money on to the project. Interest is paid once a year and the capital at the end of the term, usually 2 to 5 years. Open offers on 1 November 2026: Chez Blanche (bakeries, 8%, 5 years, closes 30 December 2026), Les Pinèdes (holiday villas, 10.5%, 5 years) and Villa Can Marin (Ibiza villa, 10.25%, 3 years). Investors who fail the knowledge test are limited to €1,000 or 5% of their net worth per project, whichever is higher, and non-sophisticated investors can withdraw an order within 4 calendar days.
Returns
BeeBonds states an average interest rate of 9% a year, gross and undated; its about page gives an average of 6% to 10% gross. Current offers pay 8% to 10.5%. This is the coupon investors are promised, not a realised return, and no return after losses is published. For Belgian residents, 30% withholding tax is deducted from the interest.
Losses and defaults
BeeBonds publishes its own figures. Two issuers are bankrupt, with €3,079,500 of bonds, which the platform shows as 7.6% of the total amount of projects. One further issue of €990,000 is late, 2.45% of the total; €500,000 of it is insured by Atradius, so the platform says the late share is in effect 1.21%. The table is undated and was read on 1 November 2026. No final loss figure exists yet, because recovery on the bankrupt files is still under way. The platform does not say which projects are bankrupt or late.
What secures your money
Most BeeBonds offers are labelled 'with security', but what that means differs by deal: usually guarantees such as personal guarantees or sureties from the people or companies behind the project, set out in each offer's key information sheet. Some deals are mezzanine or subordinated debt, paid after the bank. A bondholders' representative holds the security for investors and can enforce it, notify guarantors and go to court if the issuer defaults. There is no buyback and no reserve fund. One late issue of €990,000 is insured for €500,000 by the credit insurer Atradius. How much comes back on the two bankrupt files (€3.08 million) is not yet known: the platform says bondholders will probably recover a share still to be determined, and one guarantor is itself bankrupt but owns property.
Who runs it and its licence
The operator is BeeBonds SRL, Avenue des Volontaires 19, Brussels, company number BE 0658 962 075. The Belgian regulator FSMA authorised it as a crowdfunding service provider under EU Regulation 2020/1503 on 29 June 2023; its terms say it had been approved by the FSMA since 23 April 2019 under the earlier Belgian rules. No licence number is shown on its pages. BeeBonds says it provides no payment services and never holds investors' money. Crowdfunding investments are not covered by the deposit guarantee or the investor compensation scheme.
Fees
BeeBonds says investors invest without fees, and registration is free. What issuers pay is not published on the pages read.
Getting your money out
Plan to hold each bond to its end date. The risk page says the bonds are often hard to sell, though they carry an ISIN code and can be offered for sale on the Expert Market; there is no market on the platform itself. If the issuer defaults, bondholders can demand early repayment under the offer's terms, but that does not mean the money is there to pay them.
Our view
Return: Medium, based on the stated average interest rate of 9% a year, gross. Risk: Medium (higher means more risk): 7.6% of the amount funded is with two issuers now bankrupt and one €990,000 issue (2.45%) is late, half of it insured. Risk-return: Medium: the coupons are fair for that level of defaults, but final losses on the bankrupt files are not yet known.
Regulation
License / Regulation: BeeBonds SRL (BE 0658 962 075) is authorised by the Belgian Financial Services and Markets Authority (FSMA) as a crowdfunding service provider under Regulation (EU) 2020/1503, since 29 June 2023; its terms say it was approved by the FSMA from 23 April 2019 under earlier Belgian rules. No licence number is shown on its pages. Investments are not covered by the deposit guarantee or investor compensation schemes.

Your bonds are claims on the issuer or on BeeBonds Finance, not on BeeBonds itself. If an issuer defaults, the bondholders' representative enforces the guarantees and represents you in court; recovery can take years and may be partial.
