About Bondea
What it is
Bondea is a Lithuanian platform where you buy fixed-rate bonds issued by property companies in Lithuania, Latvia and Poland. It is run by UAB Bondea in Vilnius, registered in December 2024, and started taking investments in 2025. By 30 October 2026 it had placed EUR 12.2 million, up from EUR 10.3 million at the end of August 2026.
How it works
Each offer is a bond issue from one borrower, with a fixed yearly rate, a term of 12 to 32 months and a letter grade from Bondea (A for very low risk, B for low risk). The minimum is EUR 500 or EUR 1,000, depending on the issue. The bonds are registered in your own securities account. All 19 issues so far have come from three borrower groups: NordSpace in Poland (about 42% of the money raised), the Rimi retail park in Riga (about 35%) and the Bukčiai property project in Vilnius (about 23%). No issue was open on 30 October 2026.
Returns
Bondea shows an average annual return of 9.78% (October 2026), down slightly from 9.81% in August. It does not say how this is calculated; it appears to be the average of the rates offered, not money actually earned, since no issue is yet shown as repaid. Rates per issue range from 8% to 11% a year before tax.
Losses and defaults
Bondea shows a default rate of 0% (October 2026), but gives no definition and no date, and does not say what it is measured against. The book is young: all 19 issues are shown as funded, none as repaid or late, and the EU yearly default-rate disclosure that licensed crowdfunding platforms must publish was not found on the site.
What secures your money
Each bond is secured by a mortgage on property or a pledge of shares, with the loan-to-value shown per issue: 60% for NordSpace, 70% for Bukčiai and 80% for the Riga retail park. Bondea states caps of 75% to 80% loan-to-value and 75% debt to assets. A trustee watches whether the borrower keeps to the bond terms. There is no buyback, reserve fund or insurance, and no published plan for how a failed bond would be enforced. What this means for you: the property security is real, but with only three borrower groups, one problem could affect a large share of the book.
Who runs it and its licence
UAB Bondea (company code 307038896, Vilnius) states that it holds a European crowdfunding licence from the Bank of Lithuania, code LB002302, granted on 22 July 2025. We could not confirm it in the public register in October 2026. The company reported no revenue for 2025.
Fees
Bondea charges investors no fees. The payment institution NS Pay charges EUR 1 per withdrawal. Borrowers pay Bondea, but their fees are not published. Non-residents have 15% tax withheld from interest at source.
Getting your money out
Your money stays in each bond until it is repaid, after 12 to 32 months. There is no secondary market and no early repayment right. Cash in your account can be withdrawn for EUR 1.
Our view
Return: Medium. About 9.8% a year offered on average, before tax. Risk: Low (higher means more risk). The bonds are secured by property at a published 60% to 80% loan-to-value and no defaults are shown, but the book is new, rests on three borrower groups and the 0% is not defined. Risk-return: High. A fair secured return for the risk, provided the first bonds are repaid on time.
Regulation
License / Regulation: Bank of Lithuania, European crowdfunding service provider licence under Regulation (EU) 2020/1503, code LB002302, granted 22 July 2025 to UAB Bondea; listed in ESMA's register of authorised crowdfunding providers.

Your bonds are registered in your own securities account and your cash is held by the payment institution, so they are kept apart from Bondea's own assets. Borrowers would still owe you; no compensation scheme covers the bonds.
Non-residents have 15% withheld from interest at source in Lithuania. Lithuanian residents and others follow their own tax rules.
