About Profitus
Profitus is a Lithuania-based European real-estate crowdfunding and peer-to-peer lending platform that enables investors to fund mortgage-secured property and business loans starting from as little as €100, making real-estate-backed investing more accessible. It focuses on short- to medium-term financing opportunities where borrowers pledge first- or second-rank mortgages and other collateral to protect investor capital.
As a regulated platform holding a European Crowdfunding Service Provider (ECSP) licence under supervision of the Bank of Lithuania, Profitus operates within a defined EU regulatory framework for crowdfunding services. Investors can expect target interest rates historically in the high single-digit to low double-digit range depending on project risk and term, with interest typically paid periodically.
The platform also offers tools such as a secondary market and auto-invest features to help manage portfolios and diversification. While collateral and project analysis aim to mitigate downside risks, all investments inherently carry capital, liquidity and borrower default risks and are best suited for investors with a medium-term horizon.

Profitus operates as a real estate crowdfunding platform where people can invest in real estate projects by providing loans to property developers. On the other hand property developers can raise funding from a crowd of investors without asking banks for funding.
Via Profitus was financed 1655 property projects for the amount of €252,506,693.32. As of 2025-03-01, our active loan portfolio consists of: €60.9 million in Lithuania, €8.5 million in Latvia, €1.4 million in Spain, and €5.9 million in Estonia.
When investing on Profitus you should evaluate two risks. The first risk is a risk of default meaning that the project owner will not be able to repay the loan on time. Profitus financing is short-term 12/ 18 months which is a very short term for a development project thus it might indicate that the business model is to not repay loans from sales but from refinancing loans - which is not a very good idea and might lead to serious risks if no one wants to refinance. But till now the proportion of nonperforming loans is 2.55% which is very low..
The second risk is money loss during default. Loans are secured with property so you need to make sure that property value is sufficient to repay your loan in case of default. Profitus provides certified appraisal reports for each poverty which gives you an indication of potential property value.
