Walliance – Pros & Cons
About Walliance
What it is
Walliance is an Italian crowdfunding platform, run from Trento, for property development projects, mostly new homes in Italy, plus a few renewable-energy projects. You can buy shares in a project company (equity), lend to it, or buy its bonds. Together with its sister lending platform Lymo Finance, the group has financed 207 projects for €206.9 million from 9,105 investors: €52.4 million in 108 equity deals, €127.4 million in 71 loans and €27.1 million in 27 bond deals (as of 30 June 2026). €130.2 million of capital has been paid back.
How it works
You open an account, pass a test showing you understand the risks, and choose each project. A Standard account invests from €500; under-31s can start from €50, and Première accounts require €5,000 or €25,000 per investment. Equity investors are paid when the homes are sold; lenders and bondholders receive interest and capital on the agreed schedule. Only EU investors can invest. You can follow your investments online or in the app.
Returns
On projects that have finished and repaid, equity deals returned 12.64% a year, weighted by amount. Finished loans paid 9.35% a year and bonds 8.10% (as of 30 June 2026). These figures count only the 127 finished projects. They leave out the 79 still running, most of which are late, so the average across all investments is likely to be lower once those projects end.
Losses and defaults
Two loans have ended in final default, with €1.41 million financed: 0.68% of all money invested, calculated from the platform's own figures. But delays are widespread. Of €87.3 million in running projects, €56.8 million (48 of 79 projects, 65%) is more than three months behind the business plan, and €39.5 million (37 projects, 45%) is in recovery or legal dispute. Equity is hit hardest: 30 of 36 running equity deals are over three months late and 25 are in recovery or dispute. Of 127 finished projects, 28 repaid more than three months late. Under the European rules for loans, 1 of 5 loans (20%) defaulted in 2025.
What secures your money
Equity investments are not secured: you own shares in the project company and rank behind its lenders, so if a project fails you can lose everything. For loans and bonds the security is set project by project and is not shown on the public pages, so what usually backs them cannot be said. No buyback or reserve fund is described. Recoveries on the 37 projects in recovery or dispute have not been quantified.
Who runs it and its licence
The platform is run by Walliance Group SpA (Trento, VAT number IT02432640221). It is entered in the European crowdfunding service provider register by CONSOB resolution no. 22878 of 8 November 2023. The group also runs Lymo Finance and a real-estate advisory and direct-investment service. Investments are not guaranteed and are not covered by a deposit guarantee or investor compensation scheme.
Fees
Opening an account and topping up your wallet by bank transfer are free. Walliance charges a success fee only when a project reaches or beats its estimated annual return: 1% of the amount invested for Standard and Gold Première accounts, 0.75% for Black Première, taken when capital and return are paid out (offers from 17 November 2023). Since 1 December 2025 each withdrawal to your bank costs €1, card top-ups carry a fee, and Mangopay may charge up to €30 a year on an inactive wallet. Developers pay a success fee on the amount raised.
Getting your money out
Money stays in each project until it ends: equity until the homes are sold, loans and bonds until repaid. With 65% of the money in running projects more than three months late, many investors are waiting longer than planned. The platform describes no secondary market in its public pages.
Our view
Return: Very high, with finished equity deals returning 12.64% a year; this counts finished projects only. Risk: Medium (higher means more risk): only 0.68% of money is in final default, which on its own would mean Low, but 65% of money in running projects is over three months late and 45% is in recovery or dispute, so we rate it one step higher, at Medium, and losses could end up higher. Risk-return: High, because a very high return meets medium risk, though the return counts only finished projects and the return across all investments is likely to be lower.
